The proposed site is located at the south end of the Emerald Parkway cul-du-sac. The proposed site is approximately 2.45 acres. The proposed site is to be a 124 room Value Place Hotel. The hotel will have a 11,340 square foot footprint and a total square footage of 45,052. The proposed site contains 127 total parking spaces.

Sign package not approved. Applicant will need to return to design review committe with a sign package. Building, site, and landscape plan were approved with conditions to allow applicant to move forward with building construction. Building, site, and landscape plan will be scheduled to appear before City Planning Commission after revisions are emailed to City Planning for review.

1) Show masonry dumpster enclosure with cedar gate on site plan. 2) Add trim or additional detail to awning on back elevation. Consider changing awning to a residential gable similar to what is shown on front elevation. 3) The canopy on the front elevation does not match the canopy on the site plan. This needs to be rectified. 4) Incorporate masonry around the base of the building. 5) Provide shutter specs. 6) Provide site lighting cut sheets and finishes. 7) Add shade trees to the area between the parking lot and property line. Suggested species include maple and the three species of tree already used elsewhere on landscape plan.
